Getting Pre-Approval Before You Start Looking for a Home
Mortgage Pre-Approval is sometimes overlooked by would-be home buyers and sometimes it gets left as one of the last items on the to-do-list when shopping for a home.
As it is, there are already a handful of stress and headache involved in finalizing a home purchase such as negotiations, inspections, moving, title search, hiring a lawyer, etc… that it would be to the home buyers’ benefit to try and minimize that stress by looking after Mortgage Pre-Approval early on, as early as before you even start looking for a home.
There are also several other benefits to getting Mortgage Pre-Approval handled early in the home buying process, and this is what we are going to highlight in this article.
1) Great Negotiating Tool – Having a Mortgage Pre-Approval Certificate provided by your Financial Institution is like money in the bank in the eyes of the home seller. Put yourself in the Home Seller’s Position. Pretend for a moment that you are selling your house at $450,000 and a closing date of August 1. You have 2 buyers competing for your home. Buyer A is willing to give you your price and closing date and also presents you with a Pre-Approval Certificate from the Bank stating that the buyer has been pre-approved and can afford your home. Buyer B on the other hand is also willing to pay you your asking price and is OK with your closing date but has a Condition on the offer asking for 5 Business Days to try and get a mortgage application approved to see if they can buy your home. Ask yourself, which offer are you more likely to accept?
If you accept the offer of BUYER B (for the sake of argument) your home will be marked as CONDITIONALLY SOLD and any potential buyers are now forced to wait out the Removal of the Financing Condition (whether by completion or default) While Buyer B looks for an institution to approve their mortgage (usually 5 business days) in the meantime, you grow anxious to pop that champagne bottle open, not sure if your home IS SOLD OR NOT. Alas, you find out that Buyer B did not get approved for that mortgage, only finding out at this stage of the home buying process that they cannot afford $450,000. The deal falls through, you put the home back on the market, placed the champagne bottle back in the cellar and found out that the other buyers who were originally off limits to your SOLD CONDITIONAL home have already found another house.
Get Pre-Approval and your chance of getting your reasonable offer to purchase accepted by the seller increases.
2) Lock In the Low Interest Rate – By getting a pre-approval early, you get to lock-in the lower interest rates, and in most cases for 120 days. If ever interest rates go up; you get to keep your low pre-approval rate and if interest rates go down, you get the new lower rate.
Imagine if at the time that you could have gone for a pre-approval, the interest rate was 2.50% and for the sake of argument, 115 days later, when you are ready to buy a home, the interest rate jumps to 5.5%, you do not have the luxury of finalizing the deal at the 2.50% rate because you did not secure a mortgage pre-approval.
3) Know what you can afford – This sounds to be way too obvious but is often overlooked by home buyers. I know of a gentleman who confidently told a Realtor that a pre-approval is not required as he took home $80,000 last year in income. They started looking at homes, fell in love with one and placed an offer that got accepted. After the pre-approval process, the mortgage application was declined and the deal fell through.
There was something about his income was partially commission and gratuity, he did not consider his lack of tenure with his job and that he was not aware that his credit history was shot. Had he gotten a pre-approval early on, he would have saved a lot of time and effort by not having to look at 10 homes per weekend for 3 months.
4) Pre-Approval Versus Pre-Qualification – Home Buyers often visit bank websites and use the Mortgage Calculator Tool. They key in some numbers and the tool shows them how much they can afford to buy. This tool provides you with a pre-qualification, never to be mistaken as pre-approval.
Remember, there was no verification involved in the pre-qualification process, so no financial institution will honour the amount you were quoted from that session and approve your mortgage application. A lot of buyers rest their home buying process, invest time, money and effort…also advise their Realtors that they already have been pre-approved when in fact, they were only actually pre-qualified.
In closing, get pre-approved for a mortgage before you start your home shopping. Not only is it a good idea, it will help you make the home buying process as smooth and as stress-free as possible.
